Sports figures , CEOs and reality stars have all found their place in Newport Beach, a coastal city of pleasure-boat harbors, Fashion Island, golf clubs, sandy beaches and one of the largest wetlands in Southern California.
According to a recent study published by PropertyShark.com , the city boasts “an unprecedented three spots” among the top 10 priciest ZIP codes in the US housing market based on closed home sales from Jan. 1 to Sept. 30 and rounded up to the nearest $1,000.
The study, released Thursday, Oct. 10, examined the country’s 100 most expensive ZIP codes. It found that 67% of these ZIP codes—or 121 locations because of pricing ties—saw median sale price increases, compared with 29% in 2023. Consisting of other high-priced ZIP codes, Newport Beach reached new pricing and ranking heights.

The lower half of Balboa Peninsula (92661) was the first ZIP code to break into the top 10 in 2022. It ranked No. 9 at the time with a median sales price of $4.29 million. In 2023, it rose to No. 7 with a $4.49 million median sale price and, more recently, hit No. 6 with a $4.76 million median sale price.
The master-planned Newport Coast (92657) ranked No. 14 in 2022 with a $3.93 million median sale price. It fell one short of the top 10 last year at a $4.18 million median sale price but shot up $545,000 to place No. 7 with a median sale price of $4.72 million in 2024.
At No. 8, Balboa Island (92662) surpassed the $4 million threshold in 2024 with a median sale price of $4.65 million. The 2023 study placed it 14th with a $3.9 million median sale price, $200.00 down from the previous year’s $4.1 million median sale price.
Newport Beach ranked behind California’s billionaire enclave in Atherton ($7.9 million median sale price), the Hamptons villages of Sagaponack ($5.95 million median sale price) and Water Mill ($5.885 million median sale price) in New York, Miami Beach’s ultra-luxury Fisher Island community ($5.75 million median sale price), and Santa Barbara’s unincorporated town of Montecito ($5.75 million median sale price).
Rancho Santa Fe ($4.55 million median sale price).and Santa Monica ($4.41 million median sale price) round out 2024’s top 10.
The Newport Beach community of Corona del Mar (92625) ranked No. 17 with a median sale price of $3.85 million. Of the 100 ZIP codes, Orange County had 11 entries, with California claiming 80 of the most expensive ZIP codes in the US
