For the first time in a half-century, a 4.5-acre Trabuco Canyon compound is for sale, listed at $2.05 million.

Live oak and sycamore trees surround the 1,475-square-foot main house, which dates to 1930. It has two bedrooms and two bathrooms, with high wood-beamed ceilings, hardwood flooring and a rock fireplace in the main living space.

Three additional one-bedroom, one-bathroom cottages with fenced-in yards are leased to long-term tenants, providing a source of income.

In the main house, a large kitchen offers ample counter and cabinet space.

A wood-burning stove warms the primary bedroom, and the en suite bathroom features a walk-in shower and a separate tub.

Separate from the house is a covered patio enclosed by a rock wall. It features a kitchen with bar seating and some built-in benches. There’s also an unfinished 50-foot-long boat hull dry-docked in the yard, but it’s only temporary unless the buyer decides to keep it.

The Orange County Register’s Jeff Collins recently reported that the late owner of the property, Robert Heerdt, bought the boat called Visions from its original owner with the intention of completing and sailing it through the Panama Canal to the Great Lakes and beyond. Heerdt died in April at the age of 89 without realizing his dream.

Now his family, along with listing agent Tracey Marcyan of Caliber Real Estate Group, are offering the boat to anyone willing to haul it away.

“I love telling her story to anyone who comes to the property,” Marcyan said by email. “We are still actively looking for another home for Visions, but have left it in place until we do. The last resort is destroying it.”

In addition to all that, Heerdt also bought the neighboring 1.4-acre lot in 2004, which is currently listed separately for $400,000.

Combined, that would bring the wooded canyon property to 5.9 acres.

“The goal is to sell them together,” Marcyan said. “We can sell the other piece separately. I don’t think we will have to do that, though, and we would not sell the small lot until after we are secure in the buyer of the larger property with the main residence.”

According to the listing, the property is “ideal for horse enthusiasts, with room for equine companions to roam, animals lovers looking for their own personal farm or outdoorsy types with more toys than storage.”

The grounds feature a seasonal stream and a scenic trail that leads to a gazebo with views and onto nearby O’Neill Regional Park.
